Please note that the indicative sqft sizes given by this calculator are ‘Carpet Area’ sizes. A carpet area is, as its name suggests, the inner floor area calculated within the inner walls of your office floor-plate. The carpet area is therefore the net usable area inside the office. This area calculation is important when space-planning or when considering the feasibility of a particular space in relation to your requirement. However ‘carpet-area’ is NOT the area upon which your rent / sale fee will be charged. When leasing / buying a space, the area that you are contracted to pay for will be calculated to include a proportionate share of common areas such as the lobby, lifts shaft, stairs, etc. This is called the ‘Super Built-Up’ area. The carpet area is usually approximately 65%-70% of the Super Built up area.
